The 47-Question Mobile Home Park Due Diligence Checklist
The same checklist I use on every park I look at. Free download, no fluff. Catch the deal-killers before you sign anything.
What’s inside
This isn’t a generic real estate checklist with the boxes filled in. It’s the actual document I use, organized into the seven areas where deals fall apart. 47 specific questions across:
- Income verification — what to ask for, what to never trust, how to cross-check the numbers
- Expense scrub — the line items sellers hide and how to catch them
- Infrastructure inspection — utilities, roads, drainage, what gets a video sewer scope
- Tenant audit — who’s actually paying, who’s a problem, the reality vs. the rent roll
- Zoning & legal — grandfathering, density restrictions, the zoning department call you have to make
- Park-owned home (POH) audit — titling, condition, the underwriting trap to avoid
- The walk-away test — the deal-killers I refuse to negotiate around
Who I am
I’m Kellen Driscoll. I bought my first 30-space mobile home park at 26, my second at 28, and retired at 29 with about $50,000/month in rent checks coming in. I’ve used some version of this checklist on every park I’ve evaluated — including the deals I walked away from. The version below is what I use today.
If you’ve ever wondered what to actually look at on an MHP deal — not the marketing brochure, the real questions — this is what to print out and bring to the property.
